Which consent does your extension need?

Every extension needs something from the council before work starts: a Lawful Development Certificate where the national permitted development rules apply, prior approval for larger rear extensions, or planning permission for the rest. Answer three questions to see which route your project is likely to take, what the limits are, and what tends to catch people out.

Not sure? Your council's online map shows conservation areas and Article 4 directions. Much of St Albans district outside the built-up areas is Green Belt.

Based on the householder permitted development rights in the General Permitted Development Order for England. Permitted development is a legal test, not a permission: the rules change, every site has its own history, and a scheme that fails one measurement by a few centimetres is unlawful. That is why we apply for a Lawful Development Certificate on every permitted development project, so the council confirms it in writing before anything is built, and you have the certificate when you come to sell.
